Your Real Estate Agent and You
Why work with a real estate agent?
The complexity of todays world makes it difficult to make informed decisions, even about some of lifes most basic necessities, without the help of qualified experts. A professional real estate agent can advise you every step of the way, from analyzing your needs, to finding the right property, to assisting with financial arrangements and closing, saving you time, money and sometimes, a lot of headaches.
Whats the difference between a sellers agent and a buyers agent?
The traditional real estate agent is generally a so-called sellers agent. Though he or she is legally required to represent the seller, who pays the commission, its certainly in the agents interest to help you find a home that meets your needs and falls within your price range. Though the sellers agent may give you a professional opinion, its entirely up to you what offers to make and what is an acceptable counter offer.
A buyers agent is legally obligated to represent you, the buyer. Though this agent may be paid by the buyer or the seller, he or she is empowered to negotiate price and terms in your behalf. This can help remove some of the emotion from the transaction and potentially result in a better deal for you. On the other hand, it can work against you if the agent is too aggressive or uncompromising.
All agents are, of course, legally bound by law to deal fairly, ethically, and honestly with both buyer and seller. In either case an agent can help you:
- Analyze your needs, goals, and finances to help you create an effective plan of attack for finding the right home and the right financing
- Bring their knowledge of the market to the table in helping you narrow your search to properties that meet your requirements
- Guide your home search and provide you with insights and considerations to help with your decision
- Help you structure and present your offer to the seller, and negotiate counter offers
- you through the technicalities of the pre-settlement and closing processes.
When choosing a real estate agent, work with a reputable firm. Ask for referrals from friends or associates who may have bought or sold a home recently. Or, look for an agent who has demonstrated a commitment to service by providing you with help or information beyond the ordinary, such as the one who offered you this report.
